Sales Brochure, Photography, Virtual Tours & Floorplans
Presenting your property in its 'best true light' is paramount. Upon receiving your instructions to sell your property we will come around to take the photographs and prepare the virtual tour and create the floorplan. All of which are essential for best results. If you're selling your car, you'll give it a clean and ;polish first, and we recommend the same principle with your property.
EPC & Floorplans
It is a legal requirement to have a valid energy performance certificate (EPC) when selling your property. We can order an energy assessment inspection which cost around £80 to provide the Energy Performance Certificate (EPC).
Advertising & Selling
Our proactive marketing ensures that the property is sent to our extensive mailing list as soon as the details have been approved. A For Sale board is erected, the property will be listed on our website, on the BIG FOUR national property portals and numerous others, which ensures 24 hours a day nationwide coverage. We go a step further as well. We harness social media, using intelligent advertising to push your property to wider networks. In this day and age we cannot emphasise enough the importance of this. Our active database is used to target prospective buyers who are contacted at the launch to introduce them to your property and then arrange for them to view.
Viewings
Viewings will be arranged either by phone or email correspondence at a time that suits and we accompany every viewing. Even if you are at work, you can leave us with a key which is secured in a locked key safe and tagged with a secure number system. If a property proves to be particularly popular, we can organise an open house viewing which would, of course, be accompanied by one of the team and we can then instigate competition which helps to achieve the best possible price.
Offers
Feedback after viewings is obtained with the aim to draw offers. When we receive an offer on the property we qualify the buyer’s situation and speak to the estate agent that they sold through should they be in a chain situation. We provide you with all the information that you will need to make a decision on whether to accept or reject an offer and negotiate on your behalf until an acceptable price is achieved.
Solicitors
Your solicitor is your own choice but having worked in the area for many years we can give sound advice on which solicitors will suit your particular situation. The companies that we suggest will have been tried and tested many times and will come with our recommendation.
The Legal Process (Conveyance)
Once a sale has been agreed and a solicitor has been confirmed we then issue the memorandum of sale. We then work alongside you liaising on your behalf with the buyer, both the seller’s and buyer’s solicitors, the mortgage consultants and any estate agents that may be involved in the chain to ensure that the transaction proceeds to a smooth conclusion.
Exchange & Completion
Once the finance and legal processes are finalised, we will negotiate a moving date to suit your timescales and when it is agreed you will exchange contracts. This is the first time you will be legally bound to sell the house to your buyer and that a completion date is set in stone. On the day of completion, we hand over the keys to the new owner on your behalf, but not until we have been instructed by your solicitor that the sale’s funds have been safely received by your solicitor.
